Buying a home can feel like a lot — especially the first time. But it really comes down to a handful of steps, each with someone in your corner. Here’s how the process usually goes here in New Mexico, start to finish.
1. Get pre-approved
Before you fall in love with a home, talk to a lender and get pre-approved. It tells you your real budget, shows sellers you’re serious, and lets you move fast when the right place appears. A good local lender is worth their weight — I’m happy to point you to a few.
2. Find your agent and start looking
This is the fun part. We’ll talk through what matters — area, space, must-haves — and start touring homes. In New Mexico, your buyer’s agent is typically paid through the transaction, so you get expert guidance from day one.
3. Make an offer
When you find it, we write an offer — price, terms, earnest money, and the contingencies that protect you. I’ll help you land on a number and terms that are competitive without overreaching. (New to the lingo? See Real Estate Terms, Decoded.)
4. Under contract: inspections and appraisal
Once your offer’s accepted, you’re under contract. This is when the inspection and appraisal happen, and where your contingencies matter — they’re your chance to renegotiate or walk if something big turns up. I’ll guide you through every date on the timeline.
5. Closing — and keys
You’ll do a final walk-through, sign at the title company, and — my favorite part — get the keys. From accepted offer to closing usually runs about 30–45 days here.
